Services
There are a few different services I offer in the Real Estate field.
1) PROPERTY MANAGEMENT:
There are different levels of property management services available that cater to different needs. Full service would be collecting and depositing rents. Setting up maintenance personnel. Handling service calls. Paying for services out of capital account. Filing and attending court proceedings, if necessary. Generating yearly income and expense reports. Securing Tenants and handling leases and deposits. I work very closely with a local rental agency that has vast experience in finding tenants for all kinds of residential properties. They have a large waiting list of potential tenants waiting for apartments, condos, and homes. If someone is just looking for tenants, I will be happy to pass along their name with my recommendation. All or some of these duties can be performed. My fees vary from property to property, depending on the level of service required and the number of units. Note: I only take on management duties for properties that are well maintained, and with Landlords that abide by Tenant laws, and are willing and able to pay for repairs, when necessary. I won't take on management duties on properties that are now occupied with problem tenants.
2) CONSULTING:
I have been consulting multi-family buyers for many years. I will go on showings if wanted and give opinions on rental figures and potential improvements and repairs to maximize your return. I have been qualified by local banks as an expert in my field and have written and sent many rental appraisal letters for buyers of residential rental properties. After having been in the property management field for 21 years, I have a keen knowledge of what tenants look for in apartments in this area. I also spent over a year in the mortgage business, securing loans for people buying homes. These can be a very helpful tools when considering making an offer on rental property. I can help every step of the way from the first time viewing the property, to making an offer, exploring financing, closing on the property, and helping find tenants.
3) REAL ESTATE SALES:
I will only work as a buyer's agent. I will not take listings for sale. Working with very few buyers at a time allows me to give my full attention to everybody's wants and needs. I have been a member of MLS Property Listing Service for years and am constantly checking the listings that are active, being sold, and for what price, and under agreement. I personally have been in literally hundreds of rental properties in the area and know many property owners. As a buyer's agent, the consulting portion of my business is included with a buyer's contract.
IN SUMMARY:
Robinson Properties is a small scale Real Estate business that believes in taking a detailed and personal approach to buying and managing residential property. I do not handle commercial property because that is not my expertise. Being selective, I don't take on more clients than I can handle, so I can give them the full attention they deserve. As it said on the home page, I have done just about every Real Estate service that is available, as well as knowing the mortgage business too. I believe you can't do a job right if you're not well versed in the service you're offering.
